Simple Home Inspection Techniques and Checklist

When Do You Need a Home Inspection?

During the property viewings, your agent will be with you at each location, offering insights and answering any questions you might have. Use this chance to inspect the property carefully, looking for any damages or maintenance concerns.

  • Before Signing a Purchase Agreement
Always conduct an inspection before signing any preliminary agreements. This helps you understand the property's condition, allows for negotiation based on findings, or even gives you the chance to reconsider the purchase.
  • When Buying Second-hand Properties
Older properties might have hidden structural issues or maintenance needs. An inspection can uncover necessary repairs, saving you from future headaches.
  • Mandatory Inspections
In some cases, inspections are required by law, especially for older or multi-story buildings. These are essential for public safety and compliance.
  • Pre-sale Inspections by Sellers
Sellers often conduct inspections before listing their properties. This transparency can boost buyer confidence and streamline the sales process.

*Remember, the building's exterior is generally managed by the property management company. Your focus should be on the interior condition of the apartment. Your lawyer will handle checks related to ownership and any encumbrances.

First-hand Property Inspections

Once you receive your keys from the developer, consider hiring a building inspector to assess your new property. This inspection can identify defects that the developer is obligated to fix, typically within a three to six-month maintenance period. A checklist from the Hong Kong Institute of Surveyors can be helpful.

Second-hand Property Inspections

When buying second-hand properties, be alert for unauthorized alterations made by previous owners. Common issues include unauthorized structures like metal cages or enclosed balconies. Refer to the building plans from the Buildings Department to identify any illegal modifications.

Is Hiring a Home Inspector Necessary?

A qualified home inspector provides a detailed report that records findings and recommendations, which is invaluable for negotiations. Look for inspectors with certifications and good reviews.

Cost of Home Inspections

In Hong Kong, inspections typically cost around HK$5 per square foot, with a minimum fee starting at HK$2,000. Prices may vary based on property size and the inspector's expertise.
